The City of Walnut Creek is divided into base districts or zones within which permitted and conditionally permitted land uses are established. Each standard zoning district contains regulations that govern the lot size, building bulk, placement, and other development standards such as building height, parking requirements, and specific land use regulations. Requirements vary from district to district, but they must be uniform and applied consistently within each district unless a Variance is granted.

    Unincorporated Walnut Creek

    Portions of the Walnut Creek area are located outside of the City Limit and under the jurisdiction of Contra Costa County.     Planned Development (PD) Zoning Districts

    Planned Development (PD) zoning districts were extensively used in the 1960s and 1970s as a tool to recognize not all properties or proposed developments fit into standard districts. PD zoning also provide flexibility for the City to tailor master planned developments in order to preserve open space, create recreational opportunities, and assemble land uses which would not have otherwise been allowed. The City of Walnut Creek has over 100 PD districts whose approving ordinances are available for review.
